This is the office space that Solaris liked most before they decided not to rent any coworking space.

Pros

• Cheap at ~$2800 / month

• Good location — quiet, safe, closer to more of us.

  • Next to Alamo sq is the new hip hacker area

• Fewer people in the space = quieter, more intimate

• Lots of windows and light

• Our own space to make it as we like it

• 5 rooms plus common room. Ample space for a team of 6, should be fine for up to 12

Cons

• 1 year lease is inflexible

• We have to furnish and maintain it ourselves

  • Austin estimates $5k-$10k to furnish for a year

• Facilities are somewhat rundown

  • Elevator, windows, electrical wiring, doors not that nice

Other info

• We could sub lease to another small team for one of the rooms

• Bathrooms are managed by the building and shared with other offices (requires key)
