This is the office space that Solaris liked most before they decided not to rent any coworking space.
Pros
Cheap at ~$2800 / month
Good location — quiet, safe, closer to more of us.
Next to Alamo sq is the new hip hacker area
Fewer people in the space = quieter, more intimate
Lots of windows and light
Our own space to make it as we like it
5 rooms plus common room. Ample space for a team of 6, should be fine for up to 12
Cons
1 year lease is inflexible
We have to furnish and maintain it ourselves
Austin estimates $5k-$10k to furnish for a year
Facilities are somewhat rundown
Elevator, windows, electrical wiring, doors not that nice
Other info
We could sub lease to another small team for one of the rooms
Bathrooms are managed by the building and shared with other offices (requires key)

The owner signed the lease as well, and then we just got the keys.
Can't wait to start working out of here! @Austin has named it "The Nest".
I don't know about the rest of the team, but I definitely prefer the idea of being able to go work in one of the small side rooms that has just 1 or 2 people when I really want to hyperfocus on a task and not be distracted. (also good for calls)
None of the other spaces really has that available whereas this place has 6 rooms which is great!.
